Selling your home can be tough, tougher if you are guilty of one or more of these!  
Below are the TOP 5 buyer complaints when shopping for a home.  Want yours to outshine the rest?  Avoid these common seller mistakes!

#1 Bold & Bright Paint Colors 

While it is only paint.  When its floor to ceiling, different color in every room, it's a costly job to repaint.  Its even more costly if they have to cover "bold" colors like reds, and dark blue.  When selling your home, its best to keep walls neutral and ceilings white!  

#2 Being Present for Showings and Open Houses

This might seem like a great idea.  You know your home best, and you are excited to share it with potential buyers.  The reality is they can not express their opinions or even feel comfortable asking certain questions when the owner is present.  Its best to leave during a scheduled showing or open house.  If you are unable to leave, step outside when guests arrive. 

#3 Heavy Perfume and Air Fresheners 

Many people are sensitive to smells. If you have an odor in your home, talk with your listing agent on ways to correct it, instead of masking it!  There are many professional ways to permanently remove odors such as smoke, pet and mildew.  From carpet and grout cleaning to ozone machines, you wouldn't believe the technology that helps your home to smell fresh!  If you must use an air freshener keep it light and clean smelling.  Visit the home after your initial install, to ensure it isn't over powering. 

#4 Poor Craftsmanship 

Thinking about putting in that new bathroom vanity?  Maybe updating the flooring before you put it on the market?  Do not cut corners!  First impressions are everything.  If you aren't handy call in a contractor. Having work done by a professional gives the buyer confidence.  Doing a large upgrade like roof or HVAC?  Save your receipts!  These are great to include with your listing information. 

#5 Trusting the Internet 

I can search the same home on different home sites and come up with an array of prices.  Online search sites are not accurate and are known to fluctuate more than the local market!  While they are GREAT to give you a general idea, trust your listing representative when it comes to pricing.  Being competitively priced allows for maximum exposure, resulting in the most showings and competitive buyers.
